Why I Am Hosting Coffee & Construction in Houston

I am writing this from a kitchen table in Houston with a notebook open and a pot of coffee on. In a few weeks, I am going to host the first Coffee & Construction. If you are reading this in 2021 or you found this years from now, the why is the same.

Who I Am and Why I Am Doing This

I am Candra Brown, a Houston developer, builder, real estate agent, and educator. I am the Managing Member of BEDDIEO Construction & Design LLC. I have spent the last several years on Houston job sites, in title offices, in city permitting lines, and in living rooms with first-time buyers who were trying to figure out what to do next.

Every time I sat down with someone, the same questions came up. How do I buy land when I do not have cash. How do I fund a build when my credit is not where the bank wants it. How do I become a builder when I have never swung a hammer for money. How do I sell new construction when the agent in the next office keeps winning the listings. How do I get into the trades when nobody in my family ever did.

I kept giving the same answers in private. At some point I realized that was the problem. Those answers should be in a room.

Why a Workshop and Not a Course

There are courses. There are seminars. There are weekend boot camps that cost thousands of dollars and end with an upsell to a more expensive program. I did not want to build any of that. I wanted a workshop. A small room. Real conversation. Real numbers. Coffee on the table and a working developer in the chair.

Coffee & Construction Houston is going to be that room. The format is simple. Coffee at the start. Honest conversation about whatever the people in the room actually need to talk about. When we can, a walk on a real BEDDIEO job site so people can see what we are talking about instead of just hearing about it.

Who Coffee & Construction Is For

The first session is built for anyone in one of these chairs:

  • A first-time buyer in Houston who is not sure if they can actually qualify for a home.
  • A real estate investor who keeps watching deals get away because the funding never lines up.
  • A real estate agent who has watched another agent take a new construction listing they should have gotten.
  • Someone who has thought, more than once, about getting into the construction trades but has no idea how to start.
  • An aspiring builder or developer who wants to do this for a living and is tired of guessing in private.

If any of those sentences sound like you, this room is for you. You do not need a certain credit score, a certain income, or a real estate license to come.

What Makes This Workshop Different

Three things, and I want to be honest about them up front.

First, I am a working developer. I am not a speaker who builds a deck once a year. I am on Houston job sites every week. The numbers I share are real numbers from real BEDDIEO projects. The mistakes I talk about are mistakes I made or watched somebody I respect make. Nothing in the room is hypothetical.

Second, the room is small on purpose. A workshop is a conversation. The minute it becomes a stage, it stops being useful. Everyone gets to ask. Everyone gets to answer.

Third, the goal is a next step, not a sale. Nobody leaves Coffee & Construction with a course in their cart. They leave with a written next step. Maybe that step is a phone call to a credit repair specialist. Maybe it is a list of three Houston neighborhoods to drive that weekend. Maybe it is a draft scope to send to a sub. Whatever it is, it is something they can do on Monday.

What I Hope This Becomes

I do not know exactly what Coffee & Construction is going to grow into. I have a guess. I think it becomes a Houston community. I think it becomes the room where the next group of Houston builders, agents, investors, and tradespeople meet each other for the first time. I think the people who come to the first session are going to end up doing deals together for years.

I also know what I do not want it to become. I do not want it to become a brand that runs on hype. I do not want it to become a stage for people to sell things to each other. I do not want it to become bigger than it is useful.

The first Coffee & Construction is going to be small, intentional, and real. If you read this and feel a pull, that pull is the right reason to come. Bring your questions. Bring a notebook. Bring your honest situation. We will work it out together.
